There is no wear and tear from previous occupants, no underlying issues to be resolved and complete creative freedom over the layout and design.
Although an attractive proposition, there are many considerations which need to be accounted for such as budget, block availability and acquisition, land requirements,
developer sourcing, building envelopes and compatibility between final build and land.
This process requires extended periods of research into development regulations, discussions with land owners and property developers as well as complex budgeting.
With a background in land sales, the founder of Koti has unwillingly witnessed complications during home development which have either halted or restarted projects entirely. Commonly this is the result of ineffective communication on land and property compatibility as well as an undeveloped understanding of council rules and regulations.

Style searching
The goal of Koti is to ensure that the user can quickly and intuitively input all the necessary information required in-order to provide them with compatible results and allow them to focus on customisation rather than technical planning.
The target user is likely looking for their first home. They are between the age of 25 - 35 and regularly research properties in their spare time to get a feeling for what's available. Experiences with complex processes, heavy content or mandatory detail submission are off-putting and often result in the user leaving the website in search of a competitor that can offer a cleaner, faster experience.
With these considerations, the aesthetic of the Koti website was to be clean and essential. Negative space reduces distraction and streamlines input, typefaces were selected to communicate sophistication and professionalism while remaining clear and legible. A bone / off-white tone was implemented to avoid sharp contrast and bring warmth.
Icons and subtle animation plays a key role in navigating the user and ultimately contribute to the minimal styling of the brand.

Investment ready
The above prototype was produced to share with investors and stake holders in an attempt to secure funding for the project. With a focus on demonstrating the core functionality to potential backers as well as to guide development of the minimal via product, Koti received funding in November 2019 and is now scheduled for development mid 2020.
Above is the final functioning prototype presented to investors. Please note that at the time of presentation the prototype was still operating under it's working title "Home & Land Workshop".
